Apartment hunting in Japan is such a unique process that often surprise newcomers. 
 Understanding the basics beforehand can help you know what to expect and guide you through the steps with confidence. 

 

1. Determine Your Budget and Preferences

Before starting, decide on the following:

  • Budget: Include rent, upfront costs (key money, deposit, agency fees), and monthly expenses (utilities, internet).
  • Location: Proximity to work/school and transportation.
  • Apartment Size and Type: Studio, 1-bedroom (1K, 1DK, etc.), or shared housing.
  • Features: Furnished or unfurnished, pet-friendly, etc.


2. Start Your Search

  • Online Listings: Websites like Suumo and HOME’s are excellent starting points for apartment searches. Foreign-resident-focused websites offer listings tailored to non-residents, but these can sometimes be outdated or involve units with potential issues such as thin walls, older appliances or furniture, or problematic water systems.   • Real Estate Agents: Visit local agencies, especially in your target area, as many listings may not be available online. If you’re still in your home country, it’s a great idea to contact us as soon as possible for full support. We’ll handle the apartment search for you, so you can simply choose the one that suits you best! 


3. Understand Upfront Costs

Japanese apartments often have significant upfront costs, typically:

  • Deposit (敷金, shikikin): Refundable, usually 1-2 months' rent.
  • Key Money (礼金, reikin): Non-refundable, goodwill payment to the landlord (1-2 months' rent).
  • Agency Fees (仲介手数料, chūkai tesūryō): Non-refundable, about 1 month’s rent.
  • First Month's Rent: Paid upfront.
  • Guarantor Fees: If you don’t have a Japanese guarantor, you may need to pay for a guarantor company.


4. Schedule Apartment Viewings (Only for those who are already in Japan)

  • Visit the properties you're interested in to check:
    • The actual size and layout.
    • Natural light, noise levels, and surroundings.
    • Proximity to transportation and local amenities.


5. Submit an Application

Once you find an apartment you like, here’s what you’ll need to do:

  1. Fill out an application form.
  2. Provide the necessary documents:
    • Residence card (在留カード) or equivalent documentation
    • Passport
    • Proof of employment/income
    • Guarantor details (if required)

6. Screening Process

The landlord or management company reviews your application. This may take a few days to a week. They check your financial stability and, in some cases, character references.


7. Signing the Contract

If approved:

  • Review the lease contract.
  • Confirm the terms: rent, lease duration, renewal fees, etc.
  • Pay the upfront costs.


8. Moving In

  • Key Pickup: Once payments are complete, you’ll receive your keys.
  • Utilities Setup: Arrange for electricity, water, gas, and internet. Some agencies may assist with this.
  • Move-In Inspection: Check for pre-existing damages and report them to avoid future issues.

  • Start Early: Popular apartments can go quickly, so begin searching 1-2 months before your move.
  • Be Flexible: Japanese apartments may not include furniture or appliances, so plan accordingly.
  • Work with Reliable Agents: Especially if you’re unfamiliar with the language or process.
